There is no doubt the largest single risk factor in owning rental real estate of any kind is managing it. A neglected asset quickly loses its value. Many real estate investors think the best way to protect their real estate holdings is to take on the management duties. Then some will hire employees to take over the front line management and then settle into managing the managers. This is the model I followed for over 20 years.
